How the Property Restoration Process Works

If you've never needed restoration services before, the process can feel unfamiliar at exactly the moment you have the least bandwidth to figure it out. This guide walks through the general stages of a restoration project, from the first call through the final walkthrough.

1. The initial call

When you call, we ask questions about what's happening — the type of damage, when it occurred, and any immediate safety concerns — so we can dispatch the right technicians and equipment to your property.

2. Inspection and assessment

On arrival, our technicians assess the full scope of the damage. For water damage, this includes identifying the source and using moisture detection equipment to find water that isn't visible. For fire or storm damage, this includes evaluating structural safety and the extent of affected materials.

3. Mitigation and stabilization

This is the stage focused on stopping further damage — extracting standing water, boarding up openings, tarping a damaged roof, or setting up containment for mold remediation. The goal is to prevent the situation from getting worse while the fuller restoration plan comes together.

4. Cleaning, drying, or remediation

Depending on the type of loss, this stage might involve structured drying with air movers and dehumidifiers, soot and smoke odor treatment, or mold removal and air filtration. This is typically the longest stage of the process and is monitored closely until the space meets the appropriate standard.

5. Repair and reconstruction

Once the space is clean and dry, reconstruction work — drywall, flooring, paint, trim, or in some cases larger structural repairs — restores the property to its pre-loss condition. Handling this with the same team that performed the mitigation work tends to result in a more consistent scope and fewer handoffs.

6. Final walkthrough

Before the project is considered complete, a final walkthrough confirms that the work meets expectations and that the property is ready to return to normal use.

Throughout the process: documentation and communication

At every stage, documentation — photos, moisture readings, and scope notes — is compiled to support your insurance claim, and clear communication helps you understand what's happening and what to expect next.
